      You're better off renting a townhouse in Conshy

      They use the amenities to rope you in, but I've never seen a management designed to screw over/control their residents like Courts.

      one the get you in, you will see rents jacked up like crazy every year. When I first got in we were paying $2400 a month. Two years later, theyre asking for $3100. If you want to go month-to-month, expected them to double your original rent.

      Not to mention how terribly the treat tenants.

      They make the parking garage layout unnecessarily complicated. If you park in the section that doesn't match your colored pass, they threaten to tow your car.

      I've seen members of staff yell at people for playing music in the hallways. There was a group of families with these adorable little kids. Management would harass their parents cuz they would run around in the hallways.

      They have a high pet fee for claiming to be the most pet friendly apartment around. Residents have told me they'll give you a hard time getting a dog in depending on the breed.

      I've been living here almost a year and I truly love it here! As with ANY place there are pro's and con's however I love calling this place home. The amenities are excellent from the full service gym to the movie theater. The staff is EXCELLENT! They are very warm and welcoming every time I speak with them. When I moved in I experienced a death and they were so accommodating to me and my circumstances and made my move in sooooooo simple and easy. With pride, I say it was the very best decision to live here!

      I'd like to take time to post this review because I've had a wonderful experience living here at the Courts. It started out with when I first moved in they accommodated my dogs that were emotional support animals and we're very welcoming and accommodating. Since I've been here I have nothing but good things to say the staff is always very kind every time you walk by the wave and say hi. They constantly have tenant appreciation events every month which is cannolis, waffle truck, pizza etc.! It's amazing and you feel appreciated. They also have a shuttle bus that drives you around downtown every weekend, how cool is that! The community is full of really friendly people and everything is very clean. They have a gym downstairs that is open all the time and there's plenty for you to use to work out. They also have an indoor basketball court that is great for kids to be able to play or adults and an indoor volleyball court here too. Also the pool is open as well as grills and it's very well maintained! Then there's a lounge area and conference room that you can work and get free coffee every day or tea it's really awesome. If you ever want to be able to just get out but not be stuck in the heat you have a mingle room as well that you can watch TV in and they also have a game room with a pool table and some fun games. Beyond that, the maintenance team is phenomenal and super friendly. Any time I put in any kind of request they are there immediately and do such a great job and wear shoe coverings for your apartment to protect it. They are very consistent with changing out filters which for me was very important due to my health. During winter, they were out there immediately when it snowed to clean the sidewalks and the road in our complex area which was awesome.Beyond all of that there is a bike trail behind us that is a lot of fun and goes on for miles a lot of people use it so it's very convenient and there's a train that goes to Center city right behind is so if you need to travel it's easy. The location is great, there's a lot near by, easy access to highways and the turnpike. Lastly there is a parking garage which is covered and lit at all times. I love that it is gated and you need a key fob to get in and out.Above everything else I feel safe here and that was something very important to me. Even when I have to come home late at night and it feels very safe. So I would definitely recommend this place to anyone looking for an apartment and a place to call home! You will not be disappointed . Don't settle for less come to the best! No I wasn't paid lol I just genuinely have enjoyed my experience.. And with the cost of rent raising everywhere you might as well live somewhere that you are very happy and well taken care of.

      My experience living at The Courts at Spring Mill Station has dramatically changed based on GMH Capital Partners' response to the challenges presented by the COVID-19 pandemic. With amenities being closed for two months thus far, there has been no recognition, recompense, or communication from GMH Capital Partners, the real estate developer that owns the property, on how they plan to reconcile the cost of living in this building despite the long-term amenity closure.

      Despite consistent outreach from tenants, GMH Capital Partners' response has demonstrated gross inaction and a lack of common decency for tenants who pay a SIGNIFICANT premium to live here based on the building's amenities and perks. Further, as residents began to discuss their concerns in an online forum for residents only, their concerns were deleted and they were removed from the forum. This censorship has encouraged me to bring my concerns to a more public forum, as they are not being addressed elsewhere.

      The tenants of the Courts fully understand that management has been forced to close amenities in light of the pandemic and in accordance with government mandates, and we do not refute the closure. Rather, we are deeply disappointed in the subsequent inaction of the building owners to reconcile the cost of living or even communicate with tenants about the sacrifice and potential solutions. Overall, this situation demonstrates that while the amenities (when open) are a lovely addition to the building, the cost of living in The Courts at Spring Mill is not reflective of its value.

      The Courts at Spring Mill Station is a place that will catch your attention for its convenience and comfort. The complex provides a variety of 'amenities' including on-site gym, pool, basketball court and common areas to kick back. The apartments are generally spacious albeit it not conducive to noise cancellation. In other words, you will probably hear your neighbor snore.

      This place falls off tremendously when you have to come into contact with the office staff. It is a managerial staff that understands they are there to bait people in. Not to make them comfortable in any way. This place revolves around greed, rudeness and an office staff with no self awareness. These are basically robots punching numbers into a computer and clocking in - out of their mundane routine. You are the paying customer and the moment the check cashes in you serve no more use to them.

      If you have a lot of money and do not mind throwing it at this place I'd recommend it. The convenience alone is probably worth the price of admission. But be fully aware that there will likely be 2-3 incidents with these robots that will leave you speechless. And a few extra $'s short in the good ol' pocket.

      I have lived in the building for almost a month now, and it has seriously been a dream come true. The amenities are top-notch, specifically the basketball court and the gym. Everything is extremely well maintained and I feel very safe living in the building. Entire floor is so quiet that I used to wonder if other people lived there, haha.

      I want to point out how great the staff have been. Every time I have a question or a maintenance request, they have been super speedy at responding and fixing the issue.

      Only a few downsides. First, the rent is very pricey, but you are definitely getting your money's worth. Second, there is minimal sound proofing for the doors/windows. If you live on one side of the building, you hear the trains. If you're on the other, you hear cars racing down Hector Street. There is also a blaring siren that goes off a few times a week from the local fire station. Still, the pros definitely outweigh the very minor cons! Highly recommend the building.

      I am writing this review as a frequent visitor to the property (I am very good friends with one of its tenants).

      The building itself is visually pleasing and seems well constructed. It appears that the property owner tries hard to market the complex as a luxury, high-end community. There are some innovative features like media / entertainment rooms and exercise facilities that are not as nice at many other suburban Philly apartment complexes. Furthermore, the location is perfectly suited to an easy commute on the Manayunk/Norristown regional rail line into Philly.

      What prevents me from giving a higher rating is the extent to which I get the impression that this property is all about making as much money as possible above anything else. My friend lived at this property for two years and paid a high amount of rent each month, but when it came time for his lease to be renewed, the management didn't just offer a modest or inflation-based rent increase ($25-50-100). They tried to up his rent by more than $500 per month! Who does that?
      For the amount of money they wanted him to pay for a new lease, it was no longer worth it and he wisely chose to move on.

      So to any prospective tenants of this property, you're probably okay if you only plan to stay here for a year and you'll move on when the lease is up. But don't be shocked if the building owner/property management tries to heave an unconscionably high rent increase your way if you want to be here more than a year.

      To keep this as short as possible:

      Apartments are nice, nicely equipped and well appointed. Plenty of closet space, granite, gas/stainless steel appliances. Cons include carpeting throughout and train noise (dependent on location within community).

      Office staff is great as well - ZH, AD, HB and T are all assets to the team.

      Before dealing with the property manager during move out this place was deserving of at least 4 stars. That said, circumstances forced an early termination on our end and the process was horrible. When it comes to breaking a lease it will cost money, that was not the issue. The issue was Rich, the PM. He is rude, condescending and treated each conversation like it was an aggravation. He also attempted to mislead me by withholding information about his lease until I brought it up and followed that up by advising me that I was not allowed to call him. I am shocked that in today's world, with the industry heading in the direction that it is, Rich is the person that ownership or corporate wants representing their community.

      I would love to give this place 1 star but it wouldn't be fair to the staff that really does do well day in and day out, despite the poor management they report to.

      Pros: New, clean and attractive apartments, good closet space. Maintenance team is 5*. Nice pool. Garage parking. Convenient to train and trail; close to several restaurants and plenty more within 20-25 minute walk. Feels safe.

      Cons: Expensive, with hefty rent increases (they offer you a "low" rent to get you in and then raise it big time the next year). No soundproofing between floors. Not impressed with management; communication is hit or miss and at times conflicting. Hard to get to know people when there are very few community activities and it's a transient crowd (steep rent increases have led to a lot of turnover). Depending on location, you'll have a lot of noise from train, street, or parking garage. Lot of fire alarms (fire dept has probably been here 25 times in the past year!). Guest parking is an unnecessary nightmare. Sometimes it feels like a college dorm, beer parties and all.

      It is VERY pet friendly, which can be a pro or a con. The grass certainly has taken a beating and not all pet owners are respectful.

      There are definitely far worse apartment complexes, but considering The Courts charges one of the highest rents around, I don't feel they deliver.

      We've been living here for a while. The best thing about living here is the maintenance team. The guys are always working hard to keep the place clean and hazard free. Work orders are completed in a timely manner. Office team is attentive and friendly. The rent is a bit high but lease incentives are good. There are great amenities including an indoor basketball court! The community is pet friendly and smoke free.
